Whether it's an existing property for conversion or land for a new build, we take your brief and create 3 to 5 proposed floor plan or site layout options, maximising the property or site's full potential. Once you've reviewed them, we refine into a final plan incorporating your feedback and carrying out initial planning research where needed which then informs the design.
This isn't a generic desktop exercise. Every option is meticulously and thoughtfully designed by a RIBA Chartered Architect against real space standards, local planning policy and HMO licensing standards where appropriate. Our expertise lies in unlocking the potential of challenging projects and maximising space while staying grounded in what's realistic to achieve planning consent and maximise your chance of approval.

Research — After our meeting, we conduct thorough research into the property or site, relevant local planning policy, and nearby precedents.
Design — With your brief and research complete, we meticulously design 3 to 5 proposed floor plan or site layout options, exploring different ways to maximise the site.
Review — You review the options, and we organise an online video call to discuss them, agree on the preferred option, and gather any feedback or comments.
Refine — We refine your preferred proposal into a final set of floor plans or site layouts.
Deliver — You receive a professional PDF booklet with all existing and proposed drawings to scale and ready to use for decision-making, investor packs, or as the starting point for a full planning application and tender discussions.

Yes. The PDF booklet includes room sizes and furniture arrangements, which is exactly the level of detail needed for HMO licensing as well as investor packs and internal decision-making.

Between 3 and 5 different floor plans or site layout options, depending on the site and your brief. These can also include entirely different strategies if you're weighing up more than one direction for example, a flat conversion versus a large HMO, or comparing scope of works such as with or without a loft conversion.
