It depends on the scope of works, the property type, and whether the site is in an Article 4 area. We assess this at the outset where a project does qualify for permitted development instead, we'd advise on a Lawful Development Certificate rather than a full application.

Sui Generis HMO use class applies to larger HMOs with 7 or more occupants. These change of use applications typically face more scrutiny and public objections, so a strong, well-evidenced design and planning application matters more than usual. Planning strategy also plays a big role and can significantly de-risk an application, something our experienced team factors in from the outset.

Some councils experience long backlogs and delays, which we can guide you through, and we factor realistic timescales into your project planning from day one.
